Arroyo Property Management works to lease your property to qualified tenants. First, we survey the market to ascertain competitive market rents in your particular location. Then, Arroyo Property Management markets vacancies on the most popular rental search sites so that your property is visible in searches on major search engines. Eye-catching signs are placed on the property. A record of calls from prospective tenants is kept and follow-up calls are made to prospective tenants.

Arroyo Property Management applications are handed out during showing appointments to all interested prospects. Prospects can also obtain applications at our office or via email. The ease of applying increases the number of applications and shortens our processing time. Rental Requirements

Once a completed application is received in our office, the application is screened for credit, income, rental and/or ownership references, eviction, and criminal history. If applicants meet all our Rental Requirements, their application is approved and the tenant signs a lease that has many safeguards for owners, and complies with local and state laws.


One-Time Tenant Acquisition service is for owners who want to manage their own rental property, collect rent, and provide services, but needs or desires the exposure and reach offered by a property management firm in locating qualified tenants. See Tenant Placement for more complete details.


No management company would be complete without the ability to handle maintenance issues. Arroyo Property Management works with a variety of independent contractors that give you and your property both quality work at reasonable prices and quick turnaround. We are also willing to work with qualified trade-persons with whom you have an established relationship.

When major repairs or renovations are needed, we will collect bids from the area’s best contractors to help keep your costs low while ensuring the job is done well. You will be contacted for approval on all major repairs. We will then schedule and coordinate the repairs with the contractors and the property’s occupant.

We are very aggressive about rent collections. Rents are due on the first and considered late on the second day of the month. Late fees are charged and, if necessary, we quickly take additional steps if the rent is not paid promptly, including pursuing legal action.


Arroyo Property Management’s computerized accounting system is capable of providing all the reporting you need for tracking income and expenses as well as tax compliance. Rents are meticulously recorded and all expenses you want us to manage are paid in a timely fashion.


Monthly Management Reports are sent on the 15th of the month. This report includes a description of the current leasing activities and other issues at your property as well as an income and expense statement. Proceeds can be sent with the report, or can be deposited by mail into a designated bank account. In addition, a year-end statement, which details all income and expenses for the year, will be prepared and sent at the end of each calendar year. Not only do we photograph our vacancies, we also photograph all properties as part of the move-in and move-out walk-throughs. This gives us proof of condition as each tenant takes possession and vacates the property.

During our periodic inspections of your property, we again take digital photographs of the interior and exterior. Digital documentation has proven to be an excellent tool to insure that your property is protected. If damage does occur, we have evidence to back charges to the security deposit.
